The model to adopt will be that of the Cooperative Villa in Ajah, Lagos State, a renowned residential estate which returned over 1000% in capital invested over a period of 10years and continues to be one of the most sought-after neighborhoods many years after its creation.

We will also be benchmarking similar residential estates already developed locally and internationally. The ultimate goal of the estate is to achieve the ambience, serenity and tranquility similar to IITA in Ibadan Oyo State.

The underlying philosophy of the Estate is to create a model residential in the city of Ibadan which is capable of guaranteeing quality and secure living and of preserving value for all stakeholders.

The proposed Special site and service scheme has taken the following into consideration:

1. The challenges faced by developers in raising appropriate estate development finance for the completion of prototype building units which does not take into consideration individual subscribers’ preferences in terms of sizes and types of building units.
   
   
2. The challenges faced by subscribers and interested buyers in raising funds and mortgage loans for the acquisition of completed housing units within estates which have been developed into prototype housing units.
   
   
3. The need for innovative financing structures for housing development initiatives in secondary markets which are not as vibrant as Lagos, Abuja and Port Harcourt whereby some level of flexibility is infused in the process of the delivery of the units to ensure that individual subscribers choose the building types most appropriate for their needs and develop same within a timeline most convenient for their earnings over a period of time.

In essence, the scheme proposed is similar to what is obtainable in a Government Reservation Area (GRA) whereby fully serviced plots are allocated to subscribers for development within a period of time.

The value addition by Amity Multi Housing Estates Limited in this instance however will be in terms of necessary support services to all subscribers through planning, finance support and building materials acquisition at affordable prices to ensure the completion of the buildings within agreed time frame.
